Payment

 

Deposit

We do not charge any rental deposit.

We charge only ₹ 5,000 as a one time maintenance charge which should be paid to Judes Home 24 hours before moving in.

If the maintenance charge is not paid, the Judes Home reserves the right to cancel the booking.

Mode of payment – Online, all extra charges levied by online payment gateway will be borne by tenant.

 

Token amount

₹ 5,000 needs to be paid, to book an apartment.

The Token amount will be deducted from the rent of the first month.

If the house is not occupied by the tenant within 3 days of the booked date, the token amount will not be returned.

The rent will start from the date of booking.

Rent

Rent must be paid on or before the month end (pro rata).

Late payment; There will be an additional charge of ₹ 500 per day. If the rent is delayed by 5 days, the management has the right to take over the apartment.

Electricity bill needs to be paid separately, it is not included in rent.

If there is a delay in rent payment for 3 months consecutively, Judes Home has the right to ask the tenant to vacate the house.

Decorum

 

Judes Home apartments are located within communities. No misconduct will be tolerated in terms of loud music, drinking/ smoking in common areas, littering etc.

No more than 3 people are allowed to stay, in each apartment. Every house member ID card must be submitted, failure to do so will lead to consequences.

Any damage to the property and furniture will attract a fine.

All rules for the society association/ owners’ association need to be strictly adhered to.

 

Services
 

WiFi

In case of any issue, the same has to be raised with the customer care. (0888-4492-444)

The WiFi router is placed in common areas and if a tenant requires personal WiFi, they have to arrange for the same.

Changing passwords or position of router will be considered as breach of regulations.

Time for resolution of any issue is directly dependent on the service provider and Judes Home does not take any responsibility for the same.

 

DTH

We provide one DTH connection per house. Charges for any extra channels need to be borne by the tenants.

Any issue with the DTH connection can be resolved by tenants directly, Judes Home will furnish all relevant information.

Electricity

The bill of electricity will be given to the tenants, which should be paid online on bescom.org

Judes Home is only liable to pay the money collected from you on your behalf, to avoid inconvenience to you.

The electrician will assist in case of any emergencies but the cost thereof there shall be borne by tenants.

 

Gas Connection

Judes Home will provide a cylinder/ gas stove/ gas pipe but the maintenance of the same is the responsibility of the tenants.

If the gas cylinder needs replacement, tenants can directly call the agency, Judes Home will furnish all relevant information.

Any gas leakage should immediately be brought to Judes Home’s notice. The same will be fixed on an urgent basis.

 

Cleanliness

Cleaning services will be provided twice a week by Judes Home. It includes sweeping and mopping the house only.

It is mandatory to keep the walls clean, it shouldn’t be painted.

If a tenant wants to fumigate for insects and pests, Judes Home will arrange for it and the tenant has to pay for the same.

If any tenant drinks alcohol/ smokes in common areas, litters/ does not maintain a clean surrounding (spitting/ throwing colours) etc., this will be considered a violation of other tenants rights and there will be appropriate consequences.

 

Furniture & Equipment

It is the tenant’s responsibility to keep everything in the house intact.

If any furniture, equipment or furnishing is found broken, torn or missing – the same has to be paid for or replace by the tenants.

If the tenant wants the Locks changed; the cost thereof has to be borne by the tenant.

 

Keys

Keys for the main door and room is provided to all tenants.

If the tenant loses the key. It will be tenant’s responsibility. Judes Home can arrange to get the locks changed but the tenants have to pay for it.

 

Move-in, Notice period & Move-out

 

Moving In

The tenant can move-in at an agreed upon time, only 24 hours after clearance of the maintenance charge.

Rent has to be paid within 48 hours of Moving in.

Providing Judes Home with a copy of ID card (Aadhar card, Passport etc.) is mandatory before shifting. Rental agreement will be generated only upon verification.
 

Notice Period

10 days formal notice has to be given prior to the date of moving out.

Cancellation of the notice within the notice period will attract a fine of ₹ 3,000.

Extension of stay after the move out date is not allowed and if not complied upon, ₹ 1,000 per day will be charged.
 

Moving Out

Tenants need to pack all their belongings at the time of moving out, anything left behind will be discarded.

The tenants are not allowed to stay in the house after the move out date.

The keys need to be handed over to the Judes Home team who will inspect the apartment to ensure that there is no damage, breakage or missing items in the house.
